Coastal Regeneration Efforts
The developer aspires to be a responsible steward of Hamilo Coast and counts the World Wide Fund for Nature (WWF) as a valuable partner in caring for the natural environment of the property. Through the guidance of WWF, the developer ensures that its land development and operations preserve and sustain the area's natural resources.
Clam Seeding
Almost two hundred giant taklobos (giant clams) now inhabit the shores of Pico de Loro and Santelmo Coves. These clams provide nurseries for a host of fish and invertebrate species found in the pristine waters of Hamilo Coast and are also beneficial in restoring marine water quality.
Coastal Cleanup and Educational Campaigns
The developer regularly conducts coastal cleanups and educational campaigns for school children and local communities, to encourage and increase awareness toward environmental conservation and protection.
Mangrove Planting
Costa del Hamilo, Inc. supports mangrove rehabilitation and reforestation programs. About 30,000 mangrove propagules have been planted in Papaya Cove since 2005. To date, a total of 30,000 mangroves thrive along the shores of Papaya Cove-serving as rich protein sources and nursing grounds to various marine species.

Hamilo Coast can be reached by the following transport means and approximate travel times:
By land via Tagaytay - 2.5 hours

By ferry from Mall of Asia Complex (when completed) - 1 to 1.5 hours

- When will the Nasugbu-Ternate Tourism Highway be finished?
Concrete works along the Nasugbu section (Wawa to Patungan) of the Nasugbu-Ternate Tourism Road has been completed. This is a 20-kilometer road network from Nasugbu town proper to the boundary of Nasugbu and Maragondon. This is the same road that takes land-based commuters from Manila to Hamilo Coast via Tagaytay. The Maragondon to Ternate section on the other hand, which is 8 kilometers in length, including a 250-meter tunneling section, has already been programmed for funding by the Department of Public Works and Highways (DPWH). Its estimated date of completion is in 2011.
- When will ferry services in the Mall of Asia Complex be operational?
Ferry service from the Mall of Asia Complex to Hamilo Coast is targeted to be operational by the first quarter of 2012.

The ferry will service Hamilo Coast residents, club members, and guests.
- Will there be a docking area for boats and yachts?
At Pico de Loro Cove, a pier for small boats (with a capacity of 15 persons) will be built. During the first phase of the cove's development, boats will be anchored off the periphery of the cove using mooring buoys. In the subsequent phases of the development, a Marina and a Yacht Club facility will be built in Papaya Cove. An access road from the Marina to Pico de Loro Cove will also be built.

BATELEC I (Batangas Electric Company) provides for the cove's normal power requirements while generator sets are on standby for its back-up power requirements. Water is provided through the combination of Pico de Loro's water desalination plant and deep-well system.

There are several eco-leisure activities being planned for residents, club members, and guests at Pico de Loro Cove, such as biking, beach walking, trekking, traversing ziplines trailing toward the view deck, scuba diving, snorkeling, kayaking, and bird watching.

Pico de Loro Beach and Country Club Membership
- How many club individual and corporate shares will be made available for prospective club members?
A total of 4,000 shares will be made available. These consist of 3,200 individual shares and 800 corporate shares.
- What is the maximum number of club shares individual members can purchase?
Individual members can purchase a maximum of two (2) club shares.
- What is the maximum age of dependents?
Dependents should be 25 years of age and below only, and must be single.
- How many assignees are allowed for the corporate membership?
There can be two (2) nominees per corporate share.
- For Corporate Memberships, will there be a fee should they decide to transfer the assignee to another person?
Yes. This is called a re-nomination fee.
- How much is the monthly club dues and the consumable amount?
Monthly dues from April to September 2010 will be Php2,500, of which Php750 is consumable on food & beverage, cumulative every three months.
- Will club members have a limit in the number of guests that they could bring inside the club?
The Club strictly implements a guest policy of accepting only ten (10) guests per members during weekdays, and only (6) guests during weekends and official non-working holidays.
Pico de Loro Residential Condominium Clusters
- How many residential units are there per building?
Jacana and Myna condominium clusters have 245 residential units each. Carola and Miranda condominium clusters have 247 residential units each.
- Will all the units have a sea view?
Selected units have balconies, affording residents of breathtaking views of either Pico de Loro Cove's crescent-shaped shoreline or its lush mountains.
- How many lagoons are there & how big are they?
There will be two man-made seawater lagoons, 1.5 meters deep with an area of about two hectares each.
- Can unit owners access all the facilities of the Pico de Loro Beach & Country Club?
Yes. Jacana, Myna, Carola, and Miranda condominium unit owners are entitled to use the facilities and amenities of the Pico de Loro Beach & Country Club.
- Can a unit owner alter the layout of the unit?
All alterations to individual units are subject for approval of plans by the developer (and/or the condominium association design review committee when formed) but the major considerations are structural soundness, power demand requirements, and utility easements/lines layout.
- Can I have my unit rented out? Can the management do this on my behalf?
Yes. An arrangement can be made with Pico de Loro Cove's property management office for a certain fee.
- Will my unit be insured for any damage should I have it rented, assuming management will handle operations/letting?
No, it will be the responsibility of the respective unit owners to have their unit insured.
- How many parking slots will be allotted per unit?
For residents, it is an open parking system with no reserved slots. Parking for visitors will be at the Visitor's Center. A shuttle service/bus will be provided for their convenience.
- Will the units have cable TV connections?
Yes, cable TV connection will be offered to those who wish to avail of the service.
- In the case of power failures, will there be generators to serve the common areas?
Yes, the generators can cover 100% the power requirements of both the common areas and residential units.
Security, Housekeeping, and Landscaping
- How are the security requirements at Pico de Loro Cove being handled?
The Estate Management Group of Hamilo Coast handles the security, housekeeping, and landscaping of common areas at Pico de Loro Cove. Security requirements are outsourced to an accredited security provider of SM to ensure the same level of security and excellent customer service other SM projects are known for such as in its malls, office buildings, and other residential developments
- Will my unit be secure in my absence?
Yes, the condominium units enjoy round-the-clock security.
- Is access to Hamilo Coast strictly for residents and club members only?
As in any private development, only qualified owners and guests are allowed entry. Visitors, guests, and prospective clients are welcome as long as they are properly accounted for. A system of zoning and gate passes will be implemented.
- Who is responsible for housekeeping and landscaping requirements at the Cove?
Housekeeping and landscaping are done by local staff closely trained and supervised by the Estate Management Group.
- As latter phases of the development are still being constructed while earlier phases are being turned over and used by unit owners, how will construction noise be controlled?
The Estate Management Group will implement rules and regulations on noise level requirements. For instance, construction activity would be maintained at tolerable levels beginning 10:00 p.m. to 6:00 a.m. the following day. Noise-generating activities such as the operation of jackhammers and concrete breaking machines shall be prohibited during the indicated time, as well as on Sundays and holidays. Fines will be imposed on violators.
- What services can be expected from the Estate Management Group in cases of emergency?
The Estate Management's personnel are trained by the Philippine National Red Cross on basic life support, first aid, and water safety and rescue. Security personnel are also trained in firefighting and emergency evacuation. Pico de Loro Cove will eventually have its own ambulance and fire truck to respond to eventualities that may arise.
